TDS Return Filing Bangalore
Stop Default Notices. Start Precision Filing.
From NRI Property Sales to Quarterly Salary Filing, we handle the complexity of TRACES, TAN, and the new 2026 PAN-based payment systems.
NRI Property Sales: No More TAN Required
The New Rule: From October 1, 2026, resident buyers purchasing immovable property from an NRI are no longer required to obtain a Tax Deduction Account Number (TAN). You can now deduct and deposit TDS using your Permanent Account Number (PAN).
- Simplified Challan: Just like the 1% TDS on resident property, you will use a PAN-based challan-cum-statement for NRI sellers.
- Reduced Compliance: No more quarterly filing of Form 27Q for individual buyers—the PAN-based challan serves as the record.
- Faster Registration: Eliminating the 10-day wait for a TAN means your sale deed registration can happen much faster.
Note: The TDS rate remains at 12.5% (plus surcharge/cess) unless a Lower TDS Certificate is provided by the seller.
Automated Lower TDS (Section 197)
Effective April 1, 2026, the government has introduced a Rule-Based Automated System for issuing Lower or Nil TDS certificates. This change is designed to benefit small taxpayers, startups, and NRIs who often have high TDS deductions but low actual tax liability.
Manual application, officer discretion, and weeks of waiting for a physical approval.
Instant, objective processing based on your last 3 years’ tax history and current year estimates.
Quarterly Roadmap for Salary & Business TDS
For companies in Bengaluru, maintaining the rhythm of quarterly filings is the best defense against TRACES notices.
- Salary Filing (Form 24Q): We reconcile your payroll with the new 2026 Tax Slabs to ensure your employees don’t face “Short Deduction” issues at the year-end.
- Non-Salary Filing (Form 26Q): We handle TDS on Professional Fees, Rent, and Contracts.
- The “Provision” Logic: We assist in booking TDS on Payable Basis at every quarter-end to comply with mercantile accounting, even if actual payments are pending.
- Data Sharing: Simply share your vendor/employee master sheet with us; we perform an AIS-Linkage check to verify PAN validity before filing.
Claiming Your TDS Refund – Closing the Loop
TDS is not a final tax—it is your money held in trust. We help you bring it back through expert ITR filing.
- Form 26AS & AIS Sync: We ensure every entry in your Form 26AS and TIS (Taxpayer Information Summary) matches your actual tax certificates.
- ITR Integration: While filing your return, we offset your total tax liability against the TDS already deducted.
- Direct Refund: If your total tax is zero or less than the TDS, the government refunds the balance to your pre-validated bank account with 0.5% monthly interest.
TDS Compliance FAQ
